I first met Brett Tanner when he visited our Las Vegas Market Center in 2011. I was drooling as Brett, armed with a dry erase marker, detailed his team model including who, what, where, and how they were compensated.  I was also intrigued by his creative use of vendor services. Brett has a huge marketing strategy but little comes out of his teams funds.  I found Brett to be real and approachable. True to the KW culture, Brett shared with an open heart. Pri What was your profession before starting real estate? 

1    Prior to real estate I had a number of successful and unsuccessful businesses, I ran a landscaping and pool company, online book company, had my own restaurant, and tried to develop software prior to entering real estate in February 2006. At that time I had an interest in real estate after reading Rich Dad Poor Dad and began flipping houses.  I enjoyed the real estate business and decided to make it a full time venture

Did you always know you wanted to have a team and work through leverage?
1      I knew that I could accomplish more through a team than I would have on my own.  Each member of my Team specializes in a very specific aspect of the business. This inspires greater accountability, encourages each person to become the “expert,” and take ownership of their duties.
When you decided to build a team, what was your first step? 

I looked to my sphere of influence for potential candidates.  From my landscaping days I knew an incredible person that used to prepare some of our landscaping reports.


Who and in what position was your first hire?  Was this a good hire?
1     The admin assistant was my first hire.  Like most agent, my job has become a glorified call returner with pages and pages of legal paper all with calls that need to be returned.  I had way more business than I could do on my own.  The day she started I handed my cell phone over to her so that she could handle all of those calls that really didn’t need me.  She was able to grow from admin assistant to negotiator, and today she is the operations manager and runs the team.


What tools did you use in learning about team building?     

         The MREA was my guide in structuring the team.   If you follow the MREA process, everything falls into place.  From time to time I tried to “beat” the model and hire my own way, each and everytime I had to go back to the model.  

      Did you have any coaches or Mentors during this process?
1      I was mentored early on in my career by Russell Shaw, the number 1 agent in our market place for the last 20 years. His time and advice have been invaluable to me.  I also coach one-on-one with Bill Hart with Building Champions. He pushes me to stretch both my personal and business goals.  Today I am looking to hire my next coach.  Additionally, I participate in 2 mastermind groups monthly where the top 20 agents in Phoenix meet.
How Many Members are on your team?

Can you give us a brief summary (as simple or as detailed as you like) about the roles on your team?

We  We have two departments: A) Buyer Division, B) Listing Division (subdivided into REO, short sale, equity and investor). Each department has a manager and administrative support staff. The managers are responsible for everything in that department from hiring to productivity, all of which is overseen by the operations manager.

 .       What would be your number one tip for agents that are starting to grow or are currently building a Mega Team?

The key to leverage is successfully giving your job away, only get involved in the activities where you can change the outcome.

I have been involved in real estate from my days in college. I have always been fascinated by the market and enjoy helping home buyers and sellers alike. Today I have created a team with agents specialized as buyers agents who are dedicated to home buyers finding the perfect home for them. On the selling side we also have team members who are intimately familiar with the lenders short sale process to assist in a smooth transaction.

- – In a recent Blog, Roger Higle, KWU Course Writer, Keller Williams Realty International Support Center wrote  ”Brett is all over it. He’s built what he calls a “telemarketing center” that focuses on lead generation seven days a week. His philosophy about reaching out to distressed homeowners: “Call them until they tell you to stop calling them—then call them one more time.” Persistence pays.
